FAQ
Residential escrow questions
Plain answers. For fees and your specific situation, talk to an escrow officer.
- Buying a pre-owned house, condo or townhome, usually through escrow.
- How the property is used. Residential property is for living in; commercial property is for business, like offices, retail or industrial space. Financing, zoning, taxes and regulations differ between the two, so the escrow process differs too.
- In most cases, yes. If your mortgage has an escrow account for property taxes and homeowners insurance, any surplus left after every obligation and closing cost is covered is returned to you. It shows on your final closing statement; the amount depends on timing, outstanding bills and your lender.
- A neutral third party, such as a licensed escrow company, holds the funds, documents and instructions until every condition of the purchase agreement is met. Neither buyer nor seller gets the escrow; it protects both sides equally.
