After your refinance

Typical funding time
1–3
business days after closing
Lender policies and recording offices can change this.
FAQ
Refinance escrow questions
Plain answers. For fees and your specific situation, talk to an escrow officer.
- The old account closes, remaining funds come back to you and a new account opens with the new lender.
- It can. Once your loan-to-value drops below 80% (at least 20% equity), many lenders let you remove the escrow account for property taxes and insurance. Some loans, insurance policies or local rules still require it, so confirm with your lender first.
- Fees depend on the size and complexity of the transaction, usually a percentage of the price or a flat rate. They cover managing the escrow account, preparing instructions, coordinating with the title company and disbursing funds. Ask us for a quote before you open escrow.
- Usually 1–3 business days after you sign. The escrow officer coordinates with the lender to pay off the old loan and settle any remaining balances. Lender policies, recording offices and open conditions can change the timeline.
